A roof leak does not automatically mean replacement, and an older roof is not automatically repairable. The decision depends on the failure point and the condition of the system around it.
Repair may make sense when
- The problem is localized.
- The surrounding roof remains serviceable.
- The source can be addressed rather than temporarily covered.
- Matching material and a practical repair method are available.
Replacement may make more sense when
- Damage or deterioration is widespread.
- There are repeated failures in different areas.
- The roof is near the end of its useful service life and repairs are becoming frequent.
- Storm damage or other conditions affect large portions of the system.
What should an estimate explain?
A useful recommendation should explain what is wrong, what work is proposed, why that scope addresses the problem, what materials are involved and how the property will be protected and cleaned up.
